Wonderland buyers must remember boardwalk zoning

Eustace Mita recently announced he was entertaining two separate bids for the Wonderland property on the Ocean City Boardwalk, both from developers interested in building townhouses or condos on the property. Some have questioned their authenticity. After all, it is unusual for such negotiations to be made public, odder still for a seller to agree to “hold” offers for 60 days (and for the prospective buyers to let them do that), and stranger yet given that, just a week earlier, Mr. Mita was working to secure a revote on his failed hotel project.

But assuming these proposals are real, and the bidders are willing to pay upwards of $25 million, as Eustace Mita has claimed, we hope they also understand that Ocean City has already made its decision: The future of this property will be guided by a comprehensive Master Plan and rooted in the long-term best interests of our community.

Members of City Council were extremely clear at the August council meeting. Councilman Jody Levchuk rightly noted the need to be fair to all boardwalk owners, not beholden to one. Councilman Sean Barnes emphasized the importance of starting a process to resolve this issue—but making sure to start the right process. And Councilman Dave Winslow extolled the virtues of being comprehensive and fact-driven.

Together, these principles show that the council has its compass pointed in the right direction. It’s time to sail.

Still, the so-called offers—which presuppose massive changes to the Wonderland zoning—do call for council to make one point absolutely clear, sooner rather than later: 600 Boardwalk is currently zoned for amusements and needs to remain primarily an entertainment hub, and a draw to the north end of the boardwalk. Those looking for something different should not apply.

Our boardwalk has always been the heart of Ocean City—a place for families, amusements, and small-town seaside charm. With clarity and resolve, council can ensure it remains so for generations to come.
